What kind of deals do you JV on?

We JV on wholesale deals that are under contract with motivated sellers. Ideally, the deal has solid equity, is assignable, and is in a market where we have active buyers. If you’re not sure your deal qualifies, submit it anyway — we’ll take a look and let you know.

Do I need to have the property under contract?

Yes. We only JV on deals that are already under contract with the seller. If you’re still negotiating or need help locking it up, we may be able to assist — but we don’t JV on leads that aren’t yet secured.

How and when do I get paid?

Once the deal closes, funds are distributed through the closing attorney or title company. Your portion of the profit is typically wired or mailed directly to you within 24–72 hours after closing. Everything is handled transparently and documented upfront in our JV agreement.

What is the process for JV’ing with you?

Once you submit your deal through the form, we’ll review the property details, run our numbers, and determine if it’s a good fit for our buyer network. If it is, we’ll send over a simple JV agreement that outlines the profit split and responsibilities. From there, our team will handle the buyer outreach, negotiations, and coordinate the transaction all the way to closing.
